Q3.

How can I determine the price of my property? |
| |
|
Price of a property varies with
(a) The features of the house
(b) The location
(c) The neighbourhood
(d) How well the Owner has maintained it
(e) And the market trend at the current time of sale.
It is important that when you decide to sell your property privately you compare the price of similar houses in your neighbourhood listed for sale. You will need to find out how much the properties in your neighbourhood are sold for within the time period. How would you do this? It is easy. Visit open houses in your community to view and compare properties with your own. You may need to checkout the various upgrades in the properties. Ask friends who have sold their houses previously to determine how much yours is worth. If it is still difficult, find an Estimator to estimate the value of your property. Sometimes, some real estate agents offer to give you the estimate of your property free. If you do not want to sell with an agent, do not sign any contract with the agent. You may be able to receive help from our website. Send us email with your listing number if you register with us. We will send you the available prices of houses sold in your area.
After you have completed your price research, you would also need to assess your situation and the real estate market trend. Usually if the demand for houses in your neighbourhood is high, the trend will be up. If the demand is low, the trend will be downward. If the trend is up and you have enough time to sell, you may leave the price of your property at the high end of houses sold in your neighbourhood. If the trend is low, you may set the price of your property at the low end of the prices of properties sold in your neighbourhood. Remember that you have a lot of bargain power to setup your price since you are not paying any commission money.
Unfortunately, your circumstance may be very different and you wish you would have sold the property yesterday. Whatever your situation may be you will still be able to sell your property privately. It is highly tempting to think that real estate agents will definitely sell faster when you are in that situation but there is no data to prove that. Lots of properties listed by agents stay on the market and expire without being sold.
